Independent real estate investment process
The properties purchased are wholly owned by the investor through an LLC. The clients are the members of the LLC and the SPI director can be the manager. The investor keeps complete control of the asset while eliminating any management responsibility.
- Client consultation
Knowing our clients — their objectives, strategic goals, likes and dislikes — is fundamental to delivering value.
- Legal framework
We sign an agreement outlining our services and responsibilities, and set up the LLC's Federal Tax ID (FEIN) and bank accounts.
- Funding
SPI has built a very strong reputation with our providers. When we commit to purchasing a property, sellers know we mean it — which is why our transactions usually close within ten days.
- Property selection
Once the account is funded we source properties from market listings, off-market listings and REO listings.
- Property acquisition
Title verification, title insurance, signatures, delivery of funds, title recordation and fund disbursement are handled from the attorney's office.
- Asset management
Once purchased, the properties are remodeled, repaired and up-fitted if necessary, then leased through SPI Property Management LLC, which carefully qualifies and selects tenants.
- Property disposition
SPI uses the Multiple Listing Service, CMLS, LoopNet and its extensive network to market the property and obtain the best possible profit for its investors.
